Understanding why a REALTOR® Costs You Nothing and Helps You so Much

Not having an EXPERIENCED REALTOR® represent you in a real estate transaction is like going to a court of law without a lawyer. It's just not wise and rarely works in your favor.

Our REALTORS®are members of the NATIONAL ASSOCIATION OF REALTORS®(NAR), a trade organization of more than 1 million members nationwide. REALTORS®subscribe to a stringent code of ethics that helps guarantee the highest level of service and integrity. The NAR maintains a Web Site (www.REALTOR®.org) that is filled with resources for both buyers and sellers. You can view the Code of Ethics that REALTORS® stand for. You can also check out and see our records to see if any complaints have been lodged against us. In fact I encourage you to do so.

Simple LICENCED AGENTS are not members of the NATIONAL ASSOCIATION OF REALTORS®, and as such are not required to subscribe to the same code of ethics, nor do they have an organization to oversee there activities and report discretions.

Understanding Agency

When you work with a REALTOR® you enter into a agency agreement with them. This agreement outlines the roles of both parties and gives the REALTOR® the permission to represent you in the purchase of a home.

The Seller is responsible for paying commissions to REALTORS® and Agents. As such, a buyer may save money by utilizing a REALTOR® who is familiar with the current market and laws and can advice you on writing an advantageous contract.

  1. A real estate transaction is complicated. In most cases, buying or selling a home requires disclosure forms, inspection reports, mortgage documents, insurance policies, deeds, and multi-page government-mandated settlement statements. A knowledgeable guide through this complexity can help you avoid delays or costly mistakes.

  1. Selling or buying a home is time consuming. Even in a strong market, homes in our area stay on the market for an average of 90-100 days. And it usually takes another 60 days or so for the transaction to close after an offer is accepted.

  1. Real estate has its own language. If you don't know a CMA from a PUD, you can understand why it's important to work with someone who speaks that language.

  1. Our REALTORS® have done it before. Most people buy and sell only a few homes in a lifetime, usually with quite a few years in between each purchase. And even if you've done it before, laws and regulations change. That's why having an expert on your side is critical.

  1. Our REALTORS® provide objectivity. Since a home often symbolizes family, rest, and security, not just four walls and roof, home selling or buying is often a very emotional undertaking.
